The similarity ends there. A Commercial EPC requires large quantities of data and measurements to be gathered about the building fabric and all its associated heating, lighting, ventilation and hot water supplies. Here a Wilkinson Mather we can complete your EPC providing:
- Heating output is less than 100kw (this should be on a plate on your heat source)
- Cooling output is less than 12 kw (again on a plate on your cooling unit)
The building is surveyed by divided it into "zones" depending on:
- Usage eg eating, sleeping, washing, circulation (hallways, stairs etc)
- Lighting eg tungsten, strip lighting, natural lighting, low energy etc
- Heating
- Hot water supply eg from the boiler or from instant electric heaters
- cooling
A zone usually consists of 4 walls 1 floor and 1 roof/ceiling all of which need measuring for area and inspecting for construction and thickness. Odd shaped rooms i.e "L" shaped have 6 walls, a bay window has 3 walls alone!. External walls need all openings recorded as above All zones also have recorded lighting quantity, type and control, primary and secondary heating type and control, hot water supply type and deadleg, cooling type and controls if fitted, ventilation, extraction and controls, and height to determine zone volume

Fees for a Non Domestic Energy Assessment are calculated on the size and complexity of the building being surveyed. For example a very large warehouse may only contain a limited number of zones, and require only a half day on site, yet a guesthouse may contain a large number of zones, requiring a full day or more on site.
