Energy Performance certificates, are a mandatory part of a Home Information pack for anyone selling their home. The report will tell prospective buyers how efficient the property is to heat, how effective the insulation is and how carbon emissions the property adds to the atmosphere. The EPC also includes recommended energy saving measures that can be taken to reduce household bills.
Energy Performance Certificates for Landlords
From October 1st 2008, Landlords letting property are required to provide an Energy Performance Certificate to the prospective tenants. This should be in place for viewing prior to the tenant signing the lease agreement.
The cost must be borne by the Landlord, as must other costs such as Gas safety checks, Electrical inspection and test. The good news is that the report is valid for 10 years regardless how many times tenants change, and it is not invalidated by improvement or addition of extensions.
Landlords with tenants who were leasing the property prior to the 1st October 2008, and remain in the property, do not require an Energy Performance Certificate. One will be required however at the next change of tenant as described above.
